This is a very exciting opportunity for prospective homeowners, and we encourage you to consider completing an application to the Lease to Purchase Program. Please follow the steps below and open the doors to home ownership.... 





Apply for Approval

  1.        Prospective residents start the process by filling out a Pre-Qualification Application that checks key issues.
  2.        Anyone who is 18 years or older and will reside in the home must complete both the Pre-Qualification and the Full Application.
  3.        If the Pre-Qualification Application is approved, the applicant will be required to submit a Full Application for a full credit and background check. Click  Apply
  4.        If a Full Application is approved, Home Partners will outline the maximum Monthly Rent of the home for which the prospective resident qualifies. (Click here for The Math ) 

Find a Home

  1.      Prospective residents will work with a us to find a home in an approved community. (See Communities)
  2.      Once a home is identified and approved by Home Partners, Home Partners will attempt to purchase the home

  5.      Upon approval, Home Partners will purchase the qualified home and the household will lease the home from Home Partners
    1.  Prospective residents will be required to sign a one year Lease for the home as well as Right to Purchase Agreement.(Lease, Deposit details and Escrow)
    2.  We buy the home. You lease it and have the right to buy it later if you want to. Right to purchase agreement, maintence adjustment in purchase price



  • Annual household income of $50,000 (Entire household amount.. Not individual)
  • Stable emplyment
  • No history of eviction or other landlord issues
  • No pending bankruptcy
  • No disqualifying criminal history



  • Home must be located in an approved community (high school zone ranked in the top 50 percent)
  • Home price must be between $100,000 and $450,000
  • Minimum of two above grade bedrooms on a lot of three acres or less
  • Single family home or fee-simple townhome
  • No short sales, REO or auctions
  • No material deficiencies (i.e. major structural issues, pervasive mold, etc.)
